Why this market
Gurgaon is the most-watched real estate market in NCR for a reason. The job density is here, the new highways are here, and the new sectors along Dwarka Expressway have been the headline story of NCR land prices for the last three years.
It's also the most volatile of the three markets we focus on. New Gurgaon (the 70s and 80s sectors) had a sharp correction in 2017–19 before resuming growth. That kind of swing is normal here. If you can tolerate it and stay invested through a cycle, the upside has historically been worth it.
We list Gurgaon plots selectively and only in sectors with infrastructure already on the ground — not in announced-but-not-built corridors. As with Dwarka, we don't have a live listing right now, but the page is here so you know what we look for when we do.
What we're watching in Gurgaon
Sectors 99 through 113 along the new expressway have been the dominant growth story. Plots within 500m of the expressway feeders have re-rated significantly in the last 24 months.
Cyber City, Udyog Vihar and DLF Cyber Hub make Gurgaon the most concentrated white-collar job market in NCR. Demand for residential land here is structural, not speculative.
Planned extensions deepen connectivity within Gurgaon itself, supporting plot demand in southern and western sectors that have historically been less connected.
Land in Gurgaon does not move in a straight line. Be ready for two- and three-year flat periods between growth spurts.

Is Gurgaon riskier than Delhi for plot investing?+
It tends to be more volatile, yes. The growth has been stronger over long horizons but the corrections in between are also sharper. If volatility makes you uneasy, the Delhi side (Najafgarh, Dwarka) is the steadier choice.
What sectors are worth tracking right now?+
The Dwarka Expressway corridor (sectors 99–113) and select pockets in southern Gurgaon are the most-watched. We won't list a plot in any sector unless infrastructure is already on the ground, not announced.
